A new housing scheme for Poulton will see 300 homes built in 2025 after planners gave the full scheme the green light.
A slightly larger version of the joint scheme, for 330 homes by Story Homes and Bellway Homes, had already received outline planning permission -on appeal – earlier this year.
Now Wyre Council’s planning committee has approved fuller plans for the whole scheme, by approving a reserved matters application for details of access, layout, scale, appearance, landscaping and associated infrastructure for the erection of 300 dwellings.
The houses are earmarked for land off Blackpool Road in Poulton and the scheme is one of several substantial developments given the go ahead in Poulton in recent years.
The application, which had been recommended for approval by the planning officer, was granted permission with a number of conditions.
Story Homes will develop 143 of the homes, with Bellway Homes delivering the remaining 157.
The project by Story Homes will include a range of one to six-bedroom properties, while Bellway will offer a range of one to five bedroom homes, with 30 percent of both schemes offering affordable homes for people with a connection to the local area.
As part of a Section 106 Agreement requirement,, the developers will offer community funding totaling over £1.5m.
The new development will also include the conversion of 9.8 acres of farmland to new wildlife rich habitat, as well the delivery of approximately 7.3 acres of new public open space across the scheme and enhancements to the public right of way which crosses the site.
In recommending the application, the planning officer stated: “The Outline application that was allowed on appeal consented permission for up to 330 dwellings with the two points of access onto Blackpool Road.
“This Reserved Matters application proposes to deliver 300 dwellings in accordance with the parameters plan approved at the outline application stage.
“As a consequence of reducing the amount of dwellings being provided it has resulted in a well-rounded, spacious and structured layout with areas of overlooked Green Infrastructure and many visual breaks between dwellings.”
